  • Shops

    • There are food and gift shops and a Post Office in Drumnadrochit village, all within a few minutes' driving distance of the house.
    • For more serious shopping, the city of Inverness, Capital of the Highlands, is just 15 miles away.

  • Restaurants/Bars/Take Away Food

    • Several bars, restaurants, cafes and take-aways are to be found in Drumnadrochit village, all within a few minutes' driving distance of the house.

  • Banks/Cashpoint

    • There is a branch of the Bank of Scotland in Drumnadrochit with an Autoteller (Cashpoint) machine.

  • Where are We?

    • Drumnadrochit is some 15 miles south west of Inverness (the capital of the Highlands), and stands close to the side of Loch Ness.

  • How to Get Here

    • By Road

      • From Inverness, via the A82 south west towards Invermoriston and Fort Augustus. Drumnadrochit is approximately 15 miles south west of Inverness.
      • From Fort William and/or Spean Bridge via the A82 north east to Invergarry, Fort Augustus and Invermoriston. Drumnadrochit is approximately 50 miles north east of Fort William.

    • By Rail

      • The nearest railway station to Drumnadrochit is 15 miles away at Inverness.
      • There is a regular daily service from Inverness to the south.

    • By Air

      • The nearest airport is at Inverness (Dalcross), approximately 8 miles east of Inverness.
      • There are bus services from the airport into the city centre.
      • Car hire is available from the airport.

  • Car Hire

    • Car hire is available in Inverness and/or at Inverness Airport.

  • Cycle Hire

    • Cycle hire is available in Drumnadrochit village from Fiddlers Restaurant - tel. 01456 450678.

  • Golf

    • There are golf courses within a few miles' drive at Aigas (near Beauly), Muir of Ord and Fort Augustus.
    • Inverness has 3 golf courses.
    • A little further afield there are good courses at Strathpeffer and Rosemarkie (on the Black Isle).

  • Fishing

    • Loch and river fishing are available in the area.
    • Fishing trips on Loch Ness with a local gillie can be arranged. Telephone Bruce on 01456 450279 to arrange a booking.

  • Walking

    • There is plenty of scope in the Drumnadrochit area for those who enjoy walking.
    • The Great Glen Way is one of the latest long distance walks covering a distance of 73 miles from Fort William on the west coast through to Inverness on the east.
    • For those who are a little less energetic, the Abriachan Forest Walk provides easy walking with plenty to see including a bird watching hide and a replica bronze age hut.

  • No Dogs

    • We regret that dogs are not allowed in this property.

  • No Smoking

    • For the benefit of other visitors to Lower Balnaban, we operate a strict no smoking policy inside the property.
    • We reserve the right to levy an additional charge for cleaning and re-decoration if this rule is not respected.

  • Young Children

    • Owing to the sloping nature of the land around the house, we feel that the property may be unsuitable for young children.
    • Children should be closely supervised at all times to ensure their safety.
    • We cannot accept responsibility for injuries incurred whilst staying at Lower Balnaban.

  • Multi-Fuel Stove

    • Supplies of fuel for the multi-fuel stove in the lounge are the responsibility of the visitor and can easily be obtained locally.

  • Personal Computer

    • The PC on the landing is available for the use of guests.
    • It should be noted that there is no Internet connection.
    • The PC is made available on the understanding that the owners cannot guarantee that it will be in working order.
    • The owners cannot accept responsibility for any loss of or damage to any software, programme, data, etc., belonging to guests and resulting from the use of the computer.

  • How to Make a Booking

    • In order to make a confirmed booking, we need to have a completed Booking Form together with a cheque payment for a deposit of 20% of the cost of your holiday.
    • The balance of the payment for your holiday is then payable 6 weeks before the start of your holiday.
    • If the start of your holiday is less than 6 weeks away at the time of booking, we need payment in full with your Booking Form.
    • In order to obtain a Booking Form, please contact us.
    • Please note that we take all bookings on a Saturday-to-Saturday basis.

  • Facilities in the House

    • Accommodation

      • Lower Balnaban has 3 bedrooms and will sleep up to 6 people.
      • We will not accept bookings for parties of more than 6 people under any circumstances.

    • Parking

      • There is ample off-road parking space for several vehicles in the drive to the side and rear of the house.

    • Heating

      • The house has full oil-fired central heating throughout.
      • The cost of the oil for the heating is included in our prices.
      • In addition, there is a multi-fuel stove in the lounge.
      • Supplies of fuel for the multi-fuel stove are the responsibility of the visitor and can easily be obtained locally.

    • Electricity

      • The cost of electricity is included in the price for the house.

    • Hot Water

      • Water is heated by the central heating boiler.
      • There is also an electric immersion heater.

    • Bed Linen & Towels

      • Bed linen is provided and included in the price for the house.
      • Towels are not included and you should therefore bring your own towels with you, please.

    • Kitchen Equipment

      • The kitchen is well equipped with an electric hob, a double oven unit, dishwasher and large fridge/freezer. There are plenty of cupboards and worktops.
      • There is also a large adjacent utility room containing a microwave, another fridge and a washing machine, together with a sink unit. Once again, there are plenty of cupboards and worktop space.

    • Clothes' Washing/Drying

      • There is a washing machine in the utility room which leads directly off the kitchen.
      • Just outside the external door to the utility room is a rotary clothes' line.

    • Bath/Shower

      • The family bathroom has bath with a shower over.
      • There is another shower in the en-suite bathroom to the master bedroom.
      • There are electric shaver points in both bathrooms.

    • WC/Cloakroom

      • There is a downstairs cloakroom with WC and wash hand basin.
      • Both bathrooms upstairs also have WC's.

    • Shaver Point

      • There are electric shaver points in both bathrooms.

    • TV/Video/DVD

      • There is a TV, video and DVD player in the lounge.
      • There is also a TV and video on the landing.

    • Personal Computer

      • The PC on the landing is available for the use of guests.
      • It should be noted that there is no Internet connection.
      • The PC is made available on the understanding that the owners cannot guarantee that it will be in working order.
      • The owners cannot accept responsibility for any loss of or damage to any software, programme, data, etc., belonging to guests and resulting from the use of the computer.

    • Telephone

      • There is no telephone in the house.
      • There is mobile phone reception in the area, although the signal strength varies quite considerably due to the mountainous terrain.
